We carefully evaluate the available contractors, subcontractors and suppliers, their resources, and the impact that other large, current projects may have on the local construction market. We package the project in a manner to make it attractive to local and regional contractors to ensure competitive bidding. We conduct an extensive campaign to market the project to potential bidders. Through this process, we are able to generate sufficient competition to provide the Owner with responsive and competitive bids on each bid package.
Successful contract administration will result in a project which meets the Owner's goals and is completed on schedule and within budget. Gerald Martin Construction Management performs a variety of services in administering the construction contracts. Our construction administration duties include:
- Gerald Martin Construction Management conducts preconstruction conferences to familiarize the construction team with the project and contract requirements and clearly define channels of communication.
- We develop a Project Procedures Manual tailored to the Owner's existing or desired procedures to facilitate the orderly flow and tracking of project-related issues and documents during the construction phase, enhance communication and respond to codes and regulations.
- Gerald Martin Construction Management sees to it that all contract requirements for submittals, documentation, schedules, pay requests, and closeout documents are satisfied.
- We emphasize early identification of issues and resolution of disputes and/or potential claims.
- We assist with close-out activities including contractor warranty compliance work.
Where required, Gerald Martin Construction Management provides full-time Owner's Representative Construction Management personnel on-site during the construction phase. As necessary, members of our multi-faceted team visit the site to solve unique problems or for construction observation and specialty inspections. This arrangement provides optimum service and accessibility to the Owner and allows day-to-day contact with the design team and the contractors during the construction phase. Our approach to construction phase services, and the use of proper documentation from the design and construction phases, provides our on-site personnel with the information necessary to keep the project within established budget, schedule and quality parameters.
