Gerald Martin Construction Management coordinates quality assurance, inspection, and testing services with the appropriate entities as needed for our clients. We assist the Owner in the relocation of departments and start-up of new departments. Planning and scheduling of the activities necessary for moving into the new facility begin at least several months prior to schedule construction completion. We play an active roll during moves to assure speedy resolution of any issues that may arise during an actual move.
We assist in all areas of the close-out process, including such activities as interim and final punch lists, as-built drawing submittals, scheduling training of facilities staff, monitoring life safety inspections and testing, warranty and guarantee evaluations, and inventories of additional materials required.
Gerald Martin Construction Management works with the Owner's maintenance staff to coordinate a comprehensive facility program that includes:
- Execution of Equipment and System start-up procedures: Testing, material and suppliers' review and systems start-up are scheduled as part of the commissioning activities. Start-up meetings are held with contractors and subcontractors to promote timely start-up of major equipment. Results of testing and start-up are documented and re-tests scheduled as required.
- Training Programs for Operations and Maintenance Staff: We set up training sessions for members of the Owner's staff on equipment and system operations. Critical sessions such as HVAC, fire alarm and emergency power are often videotaped to provide for further training.
- Inspections: We work with Owners and contractors to facilitate the final inspections and certificates from the appropriate entities, and we assist in obtaining the Certificate of Occupancy from building officials. Gerald Martin Construction Management can also facilitate agency inspections on the Owner's behalf.
Gerald Martin obtains and forwards to the Owner copies of all guarantees and warranties from the manufacturers for materials and equipment included in the project. Should a warranty issue arise during the warranty period, as your Owner's Representative, Gerald Martin Construction Management will work with the Owner's staff to contact the contractor/subcontractors, manufactures, and suppliers to facilitate timely delivery and corrective action.
