Construction Management At Risk

Rio Rancho City Hall utilized the CMAR process.

"We knew from the start that cost control was a primary concern and that rising commodity prices could hurt the project. Throughout this process [CMAR] Gerald Martin stayed focused on the goals, kept the team on track and constantly found construction efficiencies to lower costs without diminishing the final product."

Kenneth Curtis III, PE, City Engineer (former)
City of Rio Rancho

CM/GC, also know as, Construction Management At Risk, is an innovative construction methodology in which the owner, architect, and construction manager/general contractor (CM/GC) work as a collaborative team from planning and design through construction.

The emphasis is on leveraging the expertise of the general contractor during the design process in order to provide reliable cost control. Gerald Martin General Contractor has extensive experience with this approach and was recently selected by the City of Rio Rancho to build its new City Hall in what was one of the first public CMAR projects in the State of New Mexico. Utilizing the CMAR process, Gerald Martin General Contractor provided heavy input during design phase including: cost estimates, cash flow projections, scheduling, value engineering, technical and peer design reviews, and advanced logistical planning, culminating in a Guaranteed Maximum Price (GMP) prior to the completion of construction documents.
