One of Gerald Martin General Contractor's greatest strengths is our expertise in providing preconstruction services to an owner.
Utilizing a team-based approach, we work closely with the project's owner, architect and consultants to provide input during the conceptual stages of a project's design through construction until the facility is operational and occupied. GMGC provides input on budget, schedule, constructability, value engineering phasing and logistical issues. As the design progresses, GMGC often leads value engineering meetings to create maximum value without compromising program, function or design intent. This approach provides owners and developers start-to-finish direction over the four most critical aspects of their projects: cost control, schedule maintenance, quality assurance and safety program.
Our approach to providing these services has been perfected by our President Fred Gorenz during his 33 years with GMGC. Fred directs all design-assist, design-build, and Construction Management at Risk (CMAR) work. Our preconstruction services include:
- Lead team coordination and communication with Owner's representatives
- Develop and implement responsibility matrix
- Provide on-going cost estimates to achieve budget goals
- Conduct design review meetings weekly with all concerns
- Review drawings to ensure that all work is coordinated
- Develop, monitor, and update the project schedule
- Perform constructability reviews and modifications as required
- Provide value engineering with related alternates
- Coordinate required permitting and utility connections
- Procurement planning and site logistics
- Purchase long-lead material items
